Terms and Conditions
- Every attempt has been made to use clear and concise language in these Terms and Conditions. If any terminology has been used which is not fully understood, please contact us for clarification before you sign the Booking Form.
- In order to ensure that the villa is checked, cleaned and perfect for your arrival, and for the party following you, we have to specify that the rental begins at 4pm (local time) on the arrival date and ends at 10am (local time) on the departure date.
- Following a booking enquiry, if you tell us that you wish to proceed with a booking, we will hold your dates for a period of seven days without charge. Bookings are valid after the appropriate deposit has been paid within seven days, and the Booking Form has been completed, signed and received by us. Upon receipt of your deposit we will send you confirmation of your booking.
- The person who signs the Booking Form certifies that he or she is authorized to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the occupancy group of the property and must be at least 21 years of age.
- Everyone occupying the property must be listed on the booking form, including young children. This is Florida state law and must be adhered to. The accommodation cannot be shared or sub-let and no pets are allowed to stay in the villa.
- A non-refundable deposit of 20% is required at the time of booking and the balance is due eight weeks before arrival. Payment can be made by cheque, credit card or PayPal. We reserve the right to re-let your dates if the deposit is unpaid after seven days or if the balance remains unpaid less than eight weeks before the arrival date.
- You may cancel the booking at any time prior to the arrival date but the following cancellation charges will be payable and will be deducted from the balance of the rental charge. The remainder of the money paid (including the security deposit) will be refunded to you.
8 - 6 weeks: 50%
6 - 4 weeks: 75%
4 weeks and up to arrival date: 100%
- Our management company will check the villa and its contents prior to your arrival. You are responsible for any damage or breakage's caused during your stay. It is therefore important that you thoroughly inspect the home on arrival and report any problems or deficiencies to our management company without delay. Any breakage or damage that occurs during your stay must be reported to the management company before you vacate the property.
- A returnable security deposit of £100 / $180 per week is required to cover any breakages or extra cleaning, and is payable when the balance of the rental is due, 8 weeks before arrival. This deposit will be returned to you as soon as the local management company have reported no damage after your departure. In the unlikely event that retention of the security deposit is required, receipts for repairs/replacements will be provided. We reserve the right to pursue a quest for recompense for any and all damages caused, which may exceed the value of the security deposit.
- In the unlikely event of a problem arising with our villa whilst you are on holiday, you should immediately contact the management company who will seek to resolve the matter speedily. If the problem has not been reported to the management company within 5 days of the problem arising, then resolution of the problem cannot be undertaken and the owners and management company cannot accept any further responsibility.
- Pool heating is available if required for an extra £80 / $144 per week and is payable together with final balance.
- Electrical heating pumps do not operate effectively below 55 degrees Fahrenheit. The owners do not accept liability for failure to provide adequate pool heating when the outside temperature drops below this temperature. While the outside air temperature in Florida rarely drops this low, failure of such devices to heat the pool is regarded as outside the owner's control, and is regarded as an act of nature. - The Owners or their representatives may enter the property at any time without notice for the purpose of protection and/or maintenance. However, wherever possible notice will be provided to the guest prior to such entrance.
- We strongly recommend that you ensure you have adequate Travel/Health Insurance. The Owners cannot accept any liability whatsoever for any injury or loss sustained by you or any other visitor to the villa or swimming pool, or for any damage caused to any property brought on to the premises during your stay
- The owners and their agents accept no responsibility or liability for any loss or damage or alterations to the terms of this booking caused by events beyond their control, including, but not restricted to, war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood, industrial dispute or any other force majeure that may have a deleterious effect on the guest.
- Failure to comply with any of the items herein will result in the eviction of the guest from the property, without recompense or refund.
- To ensure comfort, security and peace of mind, our home is registered with the state authorities and is in full compliance with all relevant legislation. This contract is subject to and shall be constructed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of the English courts.
